Parsons KSA has contracted Engicon to work on ROSHN Real Estate’s (RRE) Riyadh SEDRA and Makkah Development Projects.

The RRE’s project in Riyadh SEDRA is designed to accommodate around 32,000 new residential units and over 1780,000 residents.

The development plan prioritizes compact, low-rise residential buildings and includes public community facilities, as well as private and commercial amenities.

The Master plan has been divided into 8 Phases, and Engicon has been contracted to work on Phases 2, 3, 4, and 5. SEDRA 3, 4, and 5 cover a total area of approximately 5.5 million sq.m. These phases are primarily dedicated to residential use and will feature single and multi-family dwellings ranging from low to medium density development.

Services Provided for ROSHN Riyadh:

  • Site Adaptation for phase 3,4 & 5 (Arch, Structural, MEP) in BIM.
  • Phase 2 development of the Mock-up villas site within the Sales centre area.
  • Secondary Irrigation for Phase 3 & 4 and 5 for all landscaped areas by Parsons.


The Makkah development site is located in the western region of the Kingdom of Saudi Arabia, to the west of Makkah city. The site covers approximately 21.5 million sqm and will provide over 44,200 new homes. The neighbourhoods within the development prioritize pedestrian-friendly public spaces and will offer access to integrated modern amenities.

The first phase of the master plan comprises approximately 3,200 units delivered by ROSHN and around 1,800 units delivered by third-party investors on ROSHN-delivered service plots, with a total area of approximately 3.2 million sqm.

The project scope entails preparing detailed design and documentation up to the level of Issued for Construction (IFC) documents, for the CEC site, designing the Landscape and Site Adaptation of all ROSHN prototype buildings for all land within Phase 1.

  • CEC site including CEC building, site adaptation for the 12 mockup villas, full infrastructure, and landscape for the site.
  • Site adaptation for Makkah - Phase 1 that includes 2500 villas.
